I bought an apartment from Pika a few years ago, and let me tell you, it's been a real headache ever since. The facade wasn't exactly watertight, and after a rainstorm, the wall got soaked, leaving some ugly stains on the sills of three windows. I first reported the issue back in January 2023, but as of August 2025, the wall still has those unsightly stains.
I've been dealing with delayed work schedules and broken promises for what feels like forever. They'd show up, take a look at the problem, and then seemingly forget about it. They even caulked the gaps on the outside of the facade and painted over the stains inside the apartment, but after the next rainstorm, the stains reappeared. It's clear they didn't do the job properly.
Maybe the water is seeping in through other gaps and spreading across the facade, getting into the apartment. The next specialist came and tried to pass the buck, saying the damage was caused by the company that installed the AC, not Pika. I had to remind Pika that they did the AC installation too.
The next team came, and without any safety measures, they caulked the gaps on the facade from the windowsill. They promised it would all be dry, but I'm not convinced. Fixing massive water leaks on the facade requires a more comprehensive approach - the climbers should inspect the entire facade and caulk all the gaps. Pika doesn't want to do that.
Despite all this, the stains on my walls haven't gone away. I've made multiple requests to fix the issues under warranty, but Pika got their wires crossed. First, they removed the 'warranty repair' section from their website. Over the phone, they said this task was now handled by Pika-Comfort. I sent requests to Pika-Comfort, but they just closed them without solving the problem.
Recently, after the 'facade sealing' in May 2025, I was promised that they'd paint the sills. They didn't do it. They kept apologizing for the delay and promising to do the work by a certain date, but it never happened. They said they'd respond by July 10, 2025, but they didn't. It's like they're playing a game of telephone, with each person passing the buck and making excuses.
Ugh, the constant delays and rescheduling have been a nightmare. They're finally saying they'll get the work done by August 9th, 2025, but I'm not holding my breath. A specialist will supposedly reach out to me to schedule a date and time, but I've been hearing that same promise for months now.
I'm starting to think that Pika must not have a CRM system in place. It's like they're operating on a wing and a prayer, with no clear plan or communication. Every time I call, I have to explain my issue all over again, and they can't even seem to find my previous complaints. It's frustrating, to say the least.
I've had it up to here with these constant delays. I've submitted multiple complaints under different numbers - GO-1-2023-5623, GO-5-2024-42405, GO-11-2024-102187, and OBR-1743423, just to name a few. Each time, I've been promised a resolution, but nothing ever seems to happen.
Take, for example, my latest complaint, OBR-1765081. They told me that the work would be done in June, July, August, and September - a whole four months' worth of delays. I'm starting to think that it's just easier for them to string me along than to actually fix the problem.
I've attached a photo of the water damage on the walls - it's a real eyesore. And I'm not convinced that they'll be able to fix it properly, even if they do manage to find a painter.

It's clear that Pika has a serious problem with their construction quality and customer service. I would not recommend buying a property from them to anyone.
I'm extremely disappointed in Pika's performance, and I hope that they'll take my complaints seriously and fix the issues as soon as possible. Until then, I'll be stuck with this water damage and the constant stress of dealing with their unresponsive customer service.
