I've had the experience of taking out a mortgage loan with VTB Bank, and I'm sure you're familiar with their comprehensive mortgage insurance program through SOGAZ.
I recently shared my thoughts on the mortgage application process with VTB, and how the human factor threw a wrench in the works - but not with this insurance policy.
The annual premium for me came out to be around $1,167, and it's been the same for the past two years. After three years, the rate will be reduced by a third.
The policy includes three main components, which I'll break down for you.
One of them only kicks in for three years, just in case someone tries to contest our property rights.
Naturally, the property itself and our ability to work should be insured throughout the entire mortgage repayment period. You never know what life might throw your way.
The best part? We got the insurance policy right at the bank during the registration process and signing the mortgage contract, which saved us a ton of hassle and stress. That's a huge plus.
The terms are pretty standard, but there's one thing that's worth mentioning: the property insurance only covers the apartment itself and its structure, not any furniture or personal belongings. Unfortunately, this isn't always clearly stated when you're signing up, and it was only thanks to our realtor's diligence that we caught that.
Another nice perk is that when I renewed my insurance policy through SOGAZ a year later, I was told that the standard package is actually pretty good. I didn't have to change anything, and I was able to simply extend my coverage through the app without any hassle, which is super convenient.
